Part L

Part L of the building regulations was reissued in April 2006. The requirement of Part L is that "reasonable provision shall be made for the conservation of fuel and power in buildings", and it is proposed this requirement is met by:

* limiting heat gains and losses through thermal elements and other parts of the building fabric and from pipes, ducts, and vessels used for space heating, space cooling and hot water services
* providing and commissioning energy efficient fixed building services with effective controls and
* providing to the owner sufficient information about the building, the fixed building services and their maintenance requirements so that the building can be operated in such a manner as to use no more fuel and power than is reasonable in the circumstances.


Part M

The introduction of Part M of the Building Regulations has addressed the need for buildings to be made accessible and usable for all.

People, regardless of disability, age or gender, should be able to gain access to buildings and use the facilities within them, whether living in them, working in them or visiting them. All people should be able to use sanitary conveniences in the entrance storey or principle storey of a dwelling.

MK Electric offer a wide range of products which will enable compliance with Part M. However, when it comes to specifying electrical accessories, the onus for following the regulations is on the specifier or contractor. Firstly, appropriate selection of products considered to meet the regulations must be made, secondly they must be installed and positioned to meet the requirements.



Part P

Part P came into effect under the Building Regulations on January 1st 2005. Part P concerns 'Electrical Safety in Dwellings'.
Its aim is to reduce the number of deaths, serious injuries and fires caused by unsafe electrical installations. Approved Document P has been published to provide guidance and provisions for satisfying the requirements of Part P.

A registered Competent Person is an individual or business that has been independently assessed and certified by a Competent Person Scheme that has been approved by the Government. A Competent Person is able to self-certify that work carried out is compliance to Building Regulations and avoids the fees and time delays incurred for inspection from Building Control.

* Once work is completed the Competent Person will be required to issue the BS 7671 certificate (Electrical Installation certificate or Minor Works certificate) to the householder or the person ordering the work
* The Competent Person will also be required to notify his scheme provider of work carried out upon completion of the work
* The certification body or scheme operator will issue a Certificate or Compliance and confirmation of Building Control notification to the householder or person ordering the work
* The certification body or scheme operator will issue notification of the completed work to the Building Control for their records.
